What Is the Tarion Certification?

Tarion Certification
Tarion certification means that your new home's warranty will be backed up.

Tarion is an independent non-profit corporation established in 1976. It is not a government organization, however, Tarion is responsible for administering the Ontario New Home Warranties Plan Act (ONHWP Act) As part of their duties under the Act, Tarion will do the following:

  • If a builder fails to fulfill their warranty obligations, Tarion protects them and prosecutes illegal building practices
  • Tarion will facilitate disputes between homeowners and builders over warranty coverage
  • Make warranty decisions fairly and impartially
  • Tarion will ensure that new home builders follow the ONHWP Act
  • Tarion licenses new home builders and vendors

Almost every new home that is purchased in Ontario is covered by a new home warranty. This warranty is provided by your builder and it lasts up to seven years. If your home has a Tarion certification, that means that it has been provided with new home warranty protection. Tarion has the responsibility of backing up that warranty.

Registration Requirements for Builders

If you either build or sell a new home in Ontario, you are required to register with Tarion and enroll the homes your build or sell into the statutory warranty program. How to Know if Your Builder Is Registered with Tarion

You should search the Ontario Builder Directory to find out if your builder is registered.

You can find out if your builder is registered with Tarion to build and sell homes legally in Ontario by doing a search in the Ontario Builder Directory. Simply enter your builder's name in the search box and press enter. You will see a listing of builders that match that name, their umbrella group if they belong to one, the location they work in, their registration number, and their registration status.

What if Your Builder Isn't Registered with Tarion

If you don't find your builder listed in the directory, then your home has not been enrolled with Tarion. That means that your home may have not been legally built. Even if your home was built illegally, it will still have the statutory warranty that came with it. A search will also let you know if their registration status has expired.
