What Is the Tarion Certification?

Tarion Certification
Tarion certification means that your new home's warranty will be backed up.

Tarion is an independent non-profit corporation established in 1976. It is not a government organization, however, Tarion is responsible for administering the Ontario New Home Warranties Plan Act (ONHWP Act) As part of their duties under the Act, Tarion will do the following:

  • If a builder fails to fulfill their warranty obligations, Tarion protects them and prosecutes illegal building practices
  • Tarion will facilitate disputes between homeowners and builders over warranty coverage
  • Make warranty decisions fairly and impartially
  • Tarion will ensure that new home builders follow the ONHWP Act
  • Tarion licenses new home builders and vendors

Almost every new home that is purchased in Ontario is covered by a new home warranty. This warranty is provided by your builder and it lasts up to seven years. If your home has a Tarion certification, that means that it has been provided with new home warranty protection. Tarion has the responsibility of backing up that warranty.

Tarion helps Ontario new home buyers by:

  • Investigating homeowner warranty claims
  • Resolving warranty disputes between homeowner and builders
  • Providing deposit and delayed closing protection
  • Prosecuting illegal builders

Registration Requirements for Builders

Custom home builders
Builders must be registered with Tarion in order to legally build a home in Ontario.

If you either build or sell a new home in Ontario, you are required to register with Tarion and enroll the homes your build or sell into the statutory warranty program. The registration requirements are quite stringent, ensuring that only highly qualified builders are legally able to build homes in Ontario.

Prior to Registering

Before you Register You must have completed the Seven Educational Competencies based on the Canadian Home Builders' Association's National Education Benchmarks for residential construction.

Seven Core Competencies

The following seven core competencies must be held by one or a combination of several directors or principals of the company. They include:
  • Business Planning and Management
  • Financial Planning and Management
  • Project Management and Supervision
  • Legal Issues in Housing
  • Building Codes in Ontario*
  • Construction Technology*
  • Customer Service and Tarion Requirements

Registration Assessment

During your registration assessment, you will have to have a business interview with a Tarion representative. Further information on registration requirements can be found here.

How to Know if Your Builder Is Registered with Tarion

registered Tarion home
You should search the Ontario Builder Directory to find out if your builder is registered.

You can find out if your builder is registered with Tarion to build and sell homes legally in Ontario by doing a search in the Ontario Builder Directory. Simply enter your builder's name in the search box and press enter. You will see a listing of builders that match that name, their umbrella group if they belong to one, the location they work in, their registration number, and their registration status.

What if Your Builder Isn't Registered with Tarion

If you don't find your builder listed in the directory, then your home has not been enrolled with Tarion. That means that your home may have not been legally built. Even if your home was built illegally, it will still have the statutory warranty that came with it. A search will also let you know if their registration status has expired.

If You Are Looking for a New Builder, Check the Tarion Registry First

The registry also comes in handy if you are searching for a builder. Make sure that the builder you are considering is registered with Tarion and that their registration is current and has not expired.
